The Market Grade is determined based on three key factors: yield, trend and regulations

We have two types of grades:


Market Grade – Ranked against other markets in Southeast Asia e.g., Bangkok grade across South East Asia markets
Neighborhood Grade – compares neighborhood in the same market.

Example: Dusit’s grade compared to other neighborhoods in Bangkok (e.g., Dusit = A).

How we calculate our Market Grades:

1.)Yield (Profitability) – STR Revenue ÷ Property Price. 

Ranked by percentile within the region (Top 20% = A, next 20% = B, and so on).


2.) Trend (Performance) – Revenue growth or decline over the last 12 months.

Ranked by percentile within the region (Top 20% = A, next 20% = B, and so on).


3.) Regulation (Rules) – Not directly graded however markets with strict rules are downgraded by 2 full letters (e.g., A → C).


The final grade is weighted across these three factors to reflect overall investment potential, using only verified markets for fair comparisons.
