This overview will guide you through Airbtics, showing you how to navigate the platform and use key features for maximum benefit.

2 simple ways to search an Airbnb market

There are two simple ways to search a vacation rental market using the 

(1) Input your town/neighborhood with a specific name, and 

(2) draw your search area.

Input your town/neighborhood’s specific name
  • Simply type the name of the city or neighborhood (e.g., “Atlantic City”) into the search box. Suggestions will appear automatically.
  • You can choose an Airbtics-verified market, marked with a check icon.
If you’re not happy with the predefined boundaries of the city, where you want to include a nearby area, then feel free to create your own custom market by drawing your search area.
2. Draw your search area

Unlike other STR tools, Airbtics has the only feature where you can “draw your search” for full customization. Most users use this tool in order for them to get the most out of their market research.


Instead of typing a specific name of your neighborhood, click the “draw your search area”.

Or click the Pencil icon: Draw A Custom Market

Move and zoom in on the map to find your target location and then select the polygon button to draw your target area. After that, market data will be generated for you which takes about less than a minute.

Custom markets created via the "Draw Your Search Area" feature may be restricted based on your subscription tier.

Free: Displays only the daily rate

Pro: Occupancy and revenue data are not available.

Expert & Scale: All metrics are displayed.

Historical Data

Past performance metrics, providing insight into how the market has evolved.

Important KPIs include:

  • Revenue: The total income generated from Airbnb listings in a given market or property.

  • Occupancy Rate: The percentage of booked nights compared to available nights, indicating demand.

  • Nightly Rate: The average price per night for a listing, helping you gauge competitive pricing.

  • Active Listings: The number of listings available in a market, showing market saturation.

  • Seasonality: Variations in demand based on time of year, helping to forecast peak and off-peak seasons.

  • Trends: Shifts in pricing, occupancy, and demand over time, helping you predict future performance.

Starter (Free): No historical data, only the average from the last twelve months (LTM).

Pro: Includes historical data from the last 2 years (24 months).

Expert & Scale: Includes historical data from 2021 (last 3 years).

Revenue by Bedroom

See what is the best number of bedrooms for Airbnb in this market. You can compare occupancy rates / revenue / daily rates of different numbers of bedrooms, property types, review ratings, and so on. 

Starter (Free): Monthly Trend and Sample listing is hidden/locked

Pro, Expert & Scale: All metrics are displayed.

Submarket: Neighborhood Analysis

This visualize key metrics like occupancy rates, revenue, and the number of active listings, all represented by color intensity for easy comparison : the redder the dots, the more profits lie.

Revenue By Submarkets: This will help users identify high-demand neighborhoods and areas with strong revenue potential.

Occupancy Rate by Submarket: Analyze occupancy trends across different submarkets to spot areas with high or low demand.

Supply By Submarket: Gauge market saturation and competition by examining the number of active listings in each submarket.

Revenue by Amenities 

This feature helps users analyze how specific amenities (e.g., pools, Wi-Fi, air conditioning) influence a property’s revenue. By examining the correlation between amenities and rental income, you can identify which features contribute most to higher earnings and optimize your property offerings accordingly.

Listings: Understanding the number of listings by property size, type, and cancellation policy is crucial for identifying market trends and competition. It helps you assess which property types are most in demand, how pricing and availability vary by size, and how cancellation policies affect bookings.

Guest Demographics

This feature provides insights into the percentage of international vs. domestic guests visiting a location. It also details the cities, countries, and languages spoken by guests, helping you understand the demographic makeup of your audience and tailor your marketing or service offerings accordingly.

Top 5 Hosts

Top performing hosts based on revenue. Understanding the profiles of the highest-earning hosts can help you replicate their success and optimize your own Airbnb business.

Notice: Percentage of Listings with a Local License


A local license is a permit from authorities that allows legal short-term rentals. The percentage of licensed listings can help you gauge whether a market or area has strict or lenient regulations.

Individual Listings Overview

This showcase active Airbnb listings overview where you can filter properties by:

  • Top Properties: Identify the highest-performing listings in the market.

  • Review Count: Assess the popularity and reputation of a property based on guest feedback.

  • Revenue: Track total earnings generated by the listing.

  • Occupancy: Monitor how frequently the property is booked.

  • Daily Rate: Analyze the average price per night and its fluctuations over time.

Free: Only the daily rate is displayed.

Pro: Occupancy and revenue are hidden.

Expert & Scale: All metrics are displayed.

Property Level Listing Data

This provide the last twelve months (LTM) data for a property, including occupancy rate, night rate, and revenue, multiplied by the number of active days.

This is only available on Scale plan users

Calculator tab

This allows users to input a specific property address to see revenue potential, adr, occupancy based on historical data of comparable properties near the address. 

Free: Revenue (ltm) is hidden

Pro, Expert & Scale: All metrics are displayed.

The key metrics is based on 10 default comparable listings. If you are not satisfied on the numbers you are seeing you can manually review comps. By adding, hiding comparable listings that don't match your property.

Free: Can hide/delete listings; cannot add comps; key metrics hidden.

Pro, Expert & Scale: Can add up to 30 listings & hide/delete, and view key metrics like revenue potential, days available, revenue, occupancy, and daily rate.

Add Comparable listings : You can add up to 30 additional comparable properties (comps) to enrich your analysis. This provides a broader view of the market, helping you make more accurate price and occupancy predictions for your property.

Hide/Remove listings: Filter out irrelevant or outlier listings that could skew your results, ensuring your report only reflects the most accurate data tailored to your needs

Airbnb Property Analysis: You can also click on properties on the map to see their revenue history. Check also:

Historical Data of Comparable Property - you can view last 12 months data

Free & Pro: Historical data of comparable listings is hidden.

Expert & Scale: Historical data is visible.

Once you've filtered comparable listings in your area, focus on high-performing ones to adopt their successful strategies. Also, review underperforming listings to identify and avoid potential mistakes

Create an Excel File to Organize Market Data Insights

For average rental price: Go to real estate website like Zillow and get 5 properties and add the average
