How to Search A Listing

Note: I am using the Scale Plan (higher tier). Depending on your plan, you may encounter certain restrictions.
Steps to Search a Listing
1.) Click the abbreviated 2-letter initials of your first and last name in the top-right corner of the app, then select "Search a Listing."

2.) Once you're on the Search a Listing page, enter the Airbnb URL of the property/listing you want to analyze.

3.) To get the Airbnb URL, go to the Airbnb website, navigate to the desired listing, and copy the URL.
Example URL: https://www.airbnb.com/rooms/590265012586493633

4.) Return to the Airbtics app, go to the "Search a Listing" tab, and paste the Airbnb URL you copied from the website. Then click "Search" to confirm.

Understanding the Property-Level Data Dashboard
Once a listing is loaded, the dashboard shows key sections:
1.) Overview: This section displays the listing’s average performance, highlighting key KPIs:, Revenue potential, Available days, Revenue (LTM), Occupancy rate & Average nightly rate

Occupancy rate comparison is only available under Scale plan
2.) Listing: This section gives a snapshot of the listing’s key performance metrics and shows how confident we are in the accuracy of the data.



3.) Seasonality: This section provides property-level data for key metrics over the past three years, including nightly rate, revenue, and active days.


4.) Host Insights: It provides a high-level summary of a host’s portfolio performance. It aggregates key metrics across all listings to give you a clear picture of overall performance, guest satisfaction, and inventory trends.

FAQ
Why can’t I see my listing?
Some Airbnb listings may not show in the dashboard due to the following reasons:
- The dashboard does not include listings added in the past four months.
- The dashboard does not include listings that appear to be inactive. This can mean that the listing's calendar is marked as unavailable by the host.
- We only have about 90% of Airbnb listings in our database.
Due to some technical limitations, there are some listings that we simply failed to scrape & are not yet existing in our database. We currently have 90% of Airbnb listings and are consistently doing our utmost effort to increase this rate.
