How accurate is the data?
Airbtics is dedicated to providing the most accurate data available in the market. Through the application of data science and machine learning algorithms, we train our various classifiers to consistently improve our data’s accuracy.
In addition to this, we make predictions based on Airbnb’s total revenue and it is 97% correlated with Airbnb’s official statement.

How do you determine if a listing is active or inactive?
An algorithm will classify whether a listing was active or not during the month.
We look into three different sources, namely:
1. Calendar pattern;
2. Whether a review was generated close to the month or not; and
3. Listing information.
A listing can be determined entirely available or not.
How is revenue calculated?
Revenue: This shows the average earnings for listings in a specific market.
Formula: (Median nightly rate * 365 * Occupancy) + (Cleaning fees * Number of reservations)
=($38 per night x 365 days x 37% occupancy) + ($10 cleaning fee x 12 Bookings)
=$5,132 (Accommodation) + $120 (Cleaning Fee)

What is Daily Rate / Nightly Rate?
Median Nightly Rate represents the price charged for each night of stay which is available on Airbnb. It does not include any fees or charges.

How do you calculate Revenue Potential?
Revenue Potential: This is the revenue that the listing could have earned if it was active every day for the past 12 months.
Formula: (Revenue / Days available) * 365 = Revenue Potential
Example listing: (33,500 / 304)*365 = 40,222"
How do you get the data?
Airbtics’ primary data source is attained through web scraping software that directly takes data points from Airbnb. We visit each of Airbnb listings on a daily to weekly frequency to see how the booking activities are changing. We also source data from various sources including some data from our partners.

Do you have Booking.com, VRBO and other booking channel data?
Our data is primarily based on Airbnb. However, if a property is listed on Airbnb and with other multiple platforms—such as Booking.com, or VRBO—a booking on one platform (e.g., Booking.com) can impact its availability on Airbnb. This is because the property's availability is updated across all platforms at the same time.
For example, if a property is listed on both Airbnb and Booking.com, and a guest books the property on Booking.com, those dates are considered "reserved" and are no longer available for booking on Airbnb. We track this by scraping the availability calendars of properties listed on Airbnb.
In other words, once a property is booked on Booking.com, those dates are marked as "booked" in our system (Airbtics), even though the booking was made on another platform. We treat these dates as "booked" in our records and include them as part of the property’s revenue, even though the reservation was made through Booking.com or another platform.
This reflects the fact that the property is no longer available for Airbnb bookings due to the reservation on another platform.
Therefore, there can be some data discrepancy, which happens from
1) assuming booked by hosts vs. blocked by guests and
2) last-minute bookings.
